Bengaluru, 05th October 2026: Sattva Group, one of India’s leading real estate developers, has launched a controlled pilot exploring ChatGPT Ads as part of its property discovery and lead-generation strategy. The initiative marks a new step in Sattva Group’s efforts to understand how homebuyers discover, evaluate and consider real estate options as digital discovery becomes increasingly conversational.
The pilot, being undertaken for Sattva Lumina, a residential project in Yelahanka, Bengaluru, will test how consumers can discover and engage with a real estate offering within relevant conversations on ChatGPT, rather than relying solely on traditional keyword-led search. The initiative is designed to understand whether contextual and conversational discovery can become a measurable part of the homebuying journey.
The shift is particularly relevant to real estate, a high-consideration category where consumers typically spend significant time researching locations, configurations, amenities, connectivity, pricing and lifestyle preferences before narrowing down their choices. As consumers increasingly use conversational interfaces to explore questions, compare options and understand trade-offs, brands have an emerging opportunity to engage consumers earlier in the decision-making journey.
Under the pilot, consumers who engage with relevant conversations on ChatGPT can be directed to a dedicated Sattva landing page, where they can explore the project and submit an enquiry. These enquiries will subsequently enter Sattva Group’s existing CRM environment, creating a structured pathway from digital discovery to lead generation and, over time, qualified leads, site visits and bookings.
A key focus of the initiative is contextual relevance and location targeting, understanding what a consumer is trying to accomplish or decide at a particular moment, rather than relying only on predefined audience segments or keyword signals. For real estate, this could enable brands to engage consumers at an earlier stage of consideration, including when they may not yet have identified a specific project or developer.

The initiative is being undertaken as a controlled pilot, with Sattva Group focused on building the capabilities and measurement frameworks required to understand the role of AI-native advertising within its broader marketing ecosystem. Rather than positioning conversational advertising as a replacement for traditional search or performance channels, the pilot will assess where the emerging channel can complement existing consumer acquisition and discovery pathways.
The initiative also reflects a potential shift in performance marketing from predicting what consumers are likely to search for towards understanding what they are trying to accomplish or decide in a particular moment. For brands operating in high-consideration categories, this could create new opportunities to participate in the discovery and consideration phase before consumers enter conventional search-led funnels.
